Detect-A-Leak can tailor an inspection to suit your needs and concerns. Pricing will be based on the estimated time it will take to inspect the building based on its size and the type of inspection being conducted. Documented reports if required are priced separately. When anomalies are detected and confirmed these can be further investigated as to the cause if required and charged on our reduced hourly rate if extra time on site is required. Item 1) below should be selected if you want a (complete scan) or select any one of the targeted options and only pay to check the selected area of concern as a less expensive option. Infrared and digital photos are always taken on each inspection.
1) Pre-purchase Inspection & Complete Scan
Our inspector will provide a non-invasive complete scan of the inside and outside of the home to identify any significant moisture, air or heat leaks. This inspection includes inspecting areas as described in items 2), 3), 4) and 5) listed below. On an average size home please allow about four hours. Anomalies detected and other random areas will be checked with our moisture meter.
decision.2) Infrared Moisture Inspection
Our most popular inspection when purchasing as less time is required on site and therefore less cost as most purchasers only need to know if the house they are considering to purchase has moisture problems or not. If the customer is happy with the moisture scan then the customer can decide at the time if they wish to add the cladding or membrane inspection to complete the inspection. Inspector will inspect and scan interior walls, and ceilings looking for any sign of past and present moisture ingress. On an average size home please allow about two hours. Anomalies detected and other random areas will be checked with our moisture meter.
3) Infrared Cladding Inspection
Our inspector will inspect and scan all aspects of the cladding looking for cracks, mould, missing or defective flashings, mechanical damage, design problems, applicator issues, and potential future problems and of course any sign of moisture ingress. A cladding inspection also includes an infrared moisture inspection. Anomalies detected and other random areas will be checked with our moisture meter. On an average size home please allow about three hours including the moisture inspection. Problematic cladding such as plaster/stucco homes may require additional time on site to inspect thoroughly.
4) Infrared Home Energy Checks
Our inspector will provide a non-invasive scan of the building to identify any significant air and heat leaks. The scan will include checking for missing or incorrectly installed insulation. Professional recommendations will be made as to the most cost effective ways in which your homes energy efficiency can be improved. Priced on an hourly rate.
5) Flat Roof or Deck Waterproofing Membrane Inspection
Our inspector will inspect and scan all aspects of the targeted roof or deck area, looking for wear, mechanical damage, applicator issues, design problems, potential future problems and of course any sign of moisture ingress. The inspector may also need to survey the roof from the interior. Anomalies detected will be checked with our moisture meter when possible. Priced on an hourly rate.
6) Appliance Checks
Our portable, easy to read, "Centameter" LCD monitor, displays the estimated cost per hour and energy being used by the selected appliance. The total amount of energy usage of the building can also be monitored.
7) Home Energy Rating Scheme (HERS)
Our (HERS) Assessor evaluates the home, then generates a report using the "AccuRate" software program showing the energy performance of the home, and professional recommendations as to the most cost effective ways in which your home's energy efficiency and therefore its rating can be improved.
8) Post Repair Audits
Once repairs are completed we can come back and check the repaired areas to ensure there are no further issues. Sometimes as with water leaks it may be necessary to do a quick scan during the repair process in order to ensure areas are dry enough for work to continue.
9) Mechanical Inspections or Electrical Inspections
These inspections are as required, conducted on an hourly rate and may require a qualified Electrician or Mechanical Engineer to be present.
10) Preventative & Predictive Maintenance Mechanical & ElectricalOur inspector will conduct the required scan at the requested frequency looking for the relevant anomalies. A qualified Electrician or Mechanical Engineer may be required to be present. It is a good idea to have these inspections documented for future reference.
11) Preventative & Predictive Maintenance (Buildings)
Our inspector will conduct a scan of the specified areas on the maintenance schedule looking for any sign of moisture ingress. It is a good idea to have maintenance inspections documented for future reference especially if you have a plaster home. Being able to show a documented history of previous Infrared inspections showing your house is not a leaky building may be essential to completing a sale.
12) Other Types of Inspections
We are always keen to expand into new areas of thermography. Other inspections are as required, conducted on an hourly rate and may require if outside our expertise a person with the corresponding qualifications to also be present.

All thermal anomalies that are outside standard parameters are subject to further investigation by the client to confirm and repair any possible problems. Further investigation and/or repair should only be carried out by an appropriate licensed tradesman.
Detect-A-Leak Ltd can not be expected to find every fault with a given building. An Infrared building inspection should not be confused with an appraisal, a building code inspection, or any guarantee of any kind, but a tool to aid the recipient, to be better prepared and knowledgeable and therefore have the ability to make an informed decision as to what, if any further action needs to be taken.
